While a variety of factors (some controllable, some not) must work together to ultimately meet that goal, there are a few things that we recommend sellers do to maximize their chances for success.
Set the Right Expectations
- Find out what your home is really worth: The right pricing can make the difference between a fast seller and a slow seller. Homeowners often assume that their home is worth what they paid for it (or more). That could be true, but it’s important to take a more objective look at the home’s value while pricing it. - Know your bottom line: Don’t wait until you get an offer to decide the minimum amount you’ll take for the house. Sweeten the Deal
- Include a home warranty: Lay to rest any concerns about unexpected repairs by including a home warranty in your price. It offers big peace of mind for a relatively small investment.
- Consider leaving quality appliances or furniture: If your house doesn’t have a built-in dishwasher, you might win buyers over by including your portable one. Similarly, if those area rugs look like they were made for this house, including them in the sale could be the tipping point that leads to an offer.

- Don’t dismiss curb appeal: Whether it’s online, in a newspaper ad, or in person, the front of your house will be the first image buyers see. Make a good impression by giving curb appeal a high priority on your to-do list: keep the lawn clean, green, and nicely trimmed, take a power washer to your driveway and paths, and consider staging a bistro set on your porch to give a welcoming feel.
Eliminate Concerns Before They Happen
- Be the first to order a home inspection: Nothing is worse than having a seriously interested buyer walk away because of a poor home inspection report. Don’t wait until you’re close to a sale to find out your home has faulty wiring or other issues. - Ask about extra testing: Home inspections don’t necessarily cover everything buyers want to know about. Consider having your home tested for termites, radon, dangerous trees, or other concerns.
